Location

Greater Brookfield, comprising Brookfield Farm, Brookfield Retail Park and New River Trading Estate, is located adjacent to the A10 at Turnford. Brookfield Retail Park and Shopping Centre is already a popular shopping destination which is home to brands such as Tesco, Boots and M&S.

Why Greater Brookfield

Broxbourne Borough Council has undertaken significant research into all of the existing town centres and shopping destinations in Broxbourne and has identified Greater Brookfield as the only site capable of accommodating sufficient new shopping and leisure space to meet the requirement for sustainable economic growth in Broxbourne. The Council anticipates that without sufficient development, Broxbourne will fall behind the quality and economic growth of competing centres outside the borough and fail to attract the inward investment it needs.

The experience

At the heart of Greater Brookfield will be Brookfield Riverside, the ultimate day out, a unique and a new experience for the Borough that combines a wide range of shopping choices and a more diverse and exciting leisure experience for all ages.

From shopping and entertainment, to bars and restaurants in a pleasant and relaxing environment, Brookfield Riverside offers a spectrum of leisure facilities. A new cinema,

100- room hotel, riverside plaza, a range of restaurants and bars and a health and fitness centre are integral to the proposals.

Embracing the highest standards of modern design, the new centre will provide a unique shopping and leisure experience for the Borough that offers a spectacle of vibrant places for everyone to meet, shop, relax and unwind. The scheme will also create an eco-friendly and sustainable community through the new homes and employment opportunities, as well as the improved public transport links and bypass.

More choice

The key principle of the new development will be choice: Brookfield Riverside will attract leading shopping brands and a major department store, alongside brand new entertainment, which includes a cinema, shops, gastro bars, restaurants and cafés and facilities such as a crèche.

As well as giving families and people young and old better choices and a better quality shopping experience, the scheme will provide attractive public places for people to enjoy, meet and participate in organised community and Centre events.

Shops

The addition of a major department store and over 65 diverse new shops will substantially improve the shopping attraction of the Borough. A number of well known and specialist / boutique shops will appear at Brookfield Riverside, alongside leading shopping brands.

Housing

Greater Brookfield will provide a mix of around 300 new-build homes, to meet the needs of the existing and future local communities.

Leisure experience

With the New River running through its centre, a waterside plaza will form the core of the scheme, providing a destination for people to meet, eat, drink and relax. Large public areas and event spaces will be linked by a network of pedestrian-friendly paths that open up access to the development and the new homes nearby.

The spectacularly designed Centre will also feature brand new entertainment facilities, including a cinema, ten pin bowling, a health and fitness centre, shops, bars, restaurants and cafés.

Travel and accessibility

Developer Bayfordbury will build the essential new road link from the Turnford interchange to address congestion, at no cost to the public. A new car park for around 3,000 cars and improved taxi services are also planned for the scheme.

Public transport to the Brookfield Centre and nearby and residential areas will be vastly improved upon. This includes a new bus hub and bus services, additional pedestrian paths and cycle routes.

The development will be fully accessible, providing shop mobility services in addition to lifts and other wheelchair / pushchair friendly facilities.
