Who is behind the idea?

The vision for Brookfield Riverside is the result of Bayfordbury Estates working closely with Broxbourne Council to develop a masterplan for Greater Brookfield. Bayfordbury is a Hertfordshire-based developer whose directors have substantial local experience.

The involvement of local people is key to the development of Greater Brookfield and all it has to offer. The Council and Bayfordbury will consult with local people to help create the kind of shopping and leisure environment the Borough needs and wants.

Other than the shops, is there anything else planned?

Yes, the development will provide 13 restaurants and bars, a cinema, ten pin bowling, a stunning riverside plaza, a crèche, over 300 homes, a new road and bus routes, and new cycle and pedestrian paths.

What will happen to the travellers who currently live on part of the site?

The travellers will be relocated to a brand new purpose-built home close to their original settlement. The new site will be generously proportioned, with a, an onsite warden and excellent access. We are working closely with the County Council and in line with Government guidance in providing these facilities.

What about the allotments which currently occupy some of the site?

We are working with Broxbourne Borough Council to move the allotments to a nearby location. The allotment holders will benefit from brand new facilities to an equivalent if not better standard and excellent access.

Isn't the development partly on Green Belt land? Why is this necessary?

A small proportion of Green Belt land will have to be released in order to accommodate the new link road an essential element of the development. This will be carried out in accordance with the criteria of the new local development framework.

The release of this land will benefit the Borough by facilitating the provision of the much needed link road to relieve congestion, as well as necessary housing, and other facilities which will significantly boost the local economy.

How will other town centres in the Borough be affected?

Brookfield Riverside will be the ultimate day out in the Borough, combining a range of shopping choices and a more diverse and exciting leisure experience for everyone.

What Brookfield Riverside has to offer is quite unlike any other shopping or entertainment facility available in Broxbourne and, while not competing with existing high streets, will result in encouraging people to keep their shopping spend within the Borough. At present an unusually high level of shopping expenditure migrates outside the Borough to other competing destinations.

There are no other comparable facilities of this nature in the Borough, and neither realistically, can existing town centres be expected to support them. Consequently, money is being spent elsewhere. What Broxbourne needs is an attractive shopping destination to keep spending within the Borough and to generate jobs and opportunities here.

The positive regenerative impact from a scheme of this importance will be spread across the borough and existing town centres will share the enhanced potential for new inward investment.

What will be done to limit noise disturbance to residents during construction?

The Greater Brookfield Master Plan will be subject to a full Environmental Impact Assessment which will cover such issues as noise levels and will ensure that the scheme works well both as a shopping destination and as a desirable residential location.

Do we really need more shops?

What Brookfield Riverside has to offer is unlike any other shopping or entertainment facility available in Broxbourne. The new range and variety of shops will offer a high quality shopping experience on the doorsteps of local people, increasing the choice and availability of popular brands that would otherwise not come to Broxbourne. Brookfield Riverside will avoid the need for residents to travel to shopping destinations outside the Borough to meet their shopping requirements and the positive regenerative impact from a scheme of this importance will be spread across the borough and existing town centres will share the enhanced potential for new inward investment.
